Job Overview
We are seeking a dedicated and skilled Assistant Maintenance Supervisor (Lead Technician) to assist the Maintenance Manager and lead the maintenance technician team to ensure the efficient operation of our facilities. The ideal candidate will possess strong project management skills and a comprehensive understanding of maintenance management practices. This role requires the ability to read and interpret schematics, manage maintenance schedules and supervise and assist in the maintenance of both multi-family and commercial properties in and around in Downtown and Old North East neighborhoods in St Pete.

Responsibilities
  • Coordinate daily maintenance and apartment turnover operations to ensure high customer service and quick turnaround time for vacant units.
  • Perform a wide range of residential maintenance-related work orders including: Manage direct employees to keep work flow efficient while giving proper guidance and support to staff.
  • Work with leasing and administrative staff to pre-plan for coming move outs, move ins and extended maintenance and capital projects in units and common areas of properties.
  • Plan, stock, and purchase materials to maximize on-hand supplies for standard necessary items and promptly source and acquire other items as needed from suppliers.
  • Source, bid and create relationships with third party contractors, both GC and sub, to plan, price, and initiate and manage capital improvement projects.
  • Work closely with Owners, communicating frequently to stay in loop on any major problems be they construction, operational, or financial while making sure company is running to Owners' wishes and standards.

Qualifications
  • 4+ years of experience in facilities management or a related field with a strong background in maintenance supervision.
  • You must have your own transportation and live within 30 minutes.
  • Ability to travel between various properties in St. Petersburg, FL.
  • You must have and be able to utilize your own tools.
  • Excellent leadership skills.
  • Strong problem-solving skills with attention to detail in diagnosing issues.
  • Ability to work collaboratively with other departments to ensure operational efficiency.
